Hi current tenants and potential tenants,

When Ecstasy Realty was much smaller, it was easy to notify everyone of any news. There weren't many tenants, and I saw no need to make mandatory membership in my group.

Now, Ecstasy Realty has 20 sims and is projected to grow in the future. It has become very time-consuming to notify each resident with a notecard. It would be much more efficient and practical to notify residents by notices in the Ecstasy Realty group.

Therefore, effective immediately, membership is now mandatory in the Ecstasy Realty group. Everyone will be given a reasonable amount of time to adjust their groups accordingly. I apologize for any inconveniences.

Because of ongoing financial pressures due to overly high tier prices, it has become necessary to begin gradually increasing sim parcel rental rates on all sims. Suge Winnfield, ER Developer, will be in charge of this process.

He (Suge) will issue a notice by notecard to each resident of each sim, giving them 45 days notice at least of rent increases. For long time residents, they receive 60 days notice.

The new rental rates per square meter per month will be as follows:

Camping ban lifted on Gioia

|
Upon further investigation, I have decided to lift the camping ban
on Gioia. Gioia is still subject to Clause 0.3 of the Land Covenants.
0.3- CAMPING POLICY:   All forms of camping are completely forbidden on residential only sims. Camping is allowed on mixed/commercial sims. However, camping uses sim resources at a higher rate than normal. Tenants who use campers/camping are strongly advised to use this traffic tool with caution. If the lag becomes intolerable on a sim and/or if there are too many complaints from other tenants, camping will be forbidden on the sim. At the moment of the writing of this section, camping is forbidden on only 2 sims: Ecstasy and Galactica.
Sometimes a potential tenant or current tenant does not need a land parcel right away. They will use it, though, within 30 days. In these cases, Ecstasy Realty allows you to reserve a parcel with a substantial deposit on the sim parcel rent.

For example, you wish to reserve 2048 square meters for usage within the next 30 days. Normally, the rent on this parcel is L$4096 per month. Since you will not be actively using it, it's not fair to charge the full amount. However, reserving a parcel takes it off the market away from other potential tenants. Therefore, it is fair to charge a substantial percentage of that rent to reserve it, as much as you can afford to pay out of the full sim rent. Obviously, offering one linden is not adequate. A typical deposit on a space of that size is at least L$1000.

If you wish to reserve a parcel for more than 30 days, the deposit becomes much larger, because, again, you are taking the land off the market. Deposits can be refunded when you take possession and begin using the parcel, or you can simply apply the deposit to your first month's rent.

There is no need to instant message Steve Mahfouz on these matters. You simply calculate sim parcel rent by multiplying the square meters by L$2 per square meter per month (the current market rate) and then try to pay at least L$1000 out of that figure. The Estate Managers will be more than happy to assist you in these matters. Of course, all lindens, USD and Euros go directly to Steve Mahfouz and no one else.
Recently it has come to my attention that some residents of a few sims wish to change the ground textures of their sim. First, a little education: Every sim has four land elevation levels that cover the entire sim. I have asked Linden Lab if one can change the ground texture for an individual parcel, and the answer is no. If a ground texture is changed, it affects the entire sim or at least the quadrant on which it is changed. As of the date of this entry, that is the situation. At minimum, changing a ground texture affects 25% of a sim: Northwest, Northeast, Southwest and Southeast. To repeat, within those quadrants, one cannot customize ground textures per parcel. It is an all or nothing proposition.

When tenants rent with Ecstasy Realty, they expect to be treated with respect. I think, personally, a tenant has the right to his or her rented ground texture that they initially purchased. Therefore, unless 100% of tenants in a particular quadrant (NE, NW, SE, SW) want a ground texture changed, it will not be changed. I have considered this issue at length, and this is my final decision.

Tenants, please do not contact me on this issue because I will not respond to you. ALL communication must pass through Estate Managers, because 1) I trust them and 2) this is their job. If you cannot accept this policy, you are free to pursue other land rental options. I wish you and your family the best in 2008.

About Land Covenants enforcement

I always think expressing certain things is better than some kind of "understanding". From the very beginning of Ecstasy Realty, I've tried hard to strike a balance between individual freedom, "good taste" and being a good neighbor to others. I've been very "laissez faire" or lax about enforcing most of the Land Covenants. I have to collect rent on time and some things are impossible to ignore or look over. Otherwise, I try not to be a dictatorial landlord.

However..... if something on your sim bothers you, you really need to contact me or an Estate Manager and say something. I may not agree or sympathize with your particular complaint but I want to at least listen to you. And yes, sometimes there is a real problem that needs to be corrected. If someone has erected a high, ugly privacy wall, I want to know about it. If someone has red ban lines up, I want to know about this.

Please, talk to the Estate Managers and I. We are here to make your stay as enjoyable as possible. Have a good day ! :)

Parcel joining procedure

Step One: Both parcels must be owned by the same person or same group. ONLY the owner of the land (the tenant in most cases) can do this procedure. If he or she cannot do it, then only Steve Mahfouz can help.

Step Two: Right click the bare ground. You will see About Land. Click About Land. You will see Edit Terrain.

Step Three: Click Edit Terrain

Step Four: You will now see the Edit Terrain window. Do not click anything on this window.

Step Five: Now hold down your left mouse button and draw a small box on the ground which joins the two (or more) parcels. It helps to have Property Lines and Land Owners on in the View menu to see exactly what you are doing.

Step Six: Click the Join button on the Edit Terrain window. If all was done correctly, now the two (or more) parcels are one larger parcel. Congratulations !

Introduction to Steve Mahfouz

It occurred to me that some of you reading the Land forum don't know me from Adam's housecat. Here's a summary about Ecstasy Realty and I:

I've been in SL for 22 months. I"ve owned a nightclub, 3 malls and now Ecstasy Realty (ER). I enjoy the land biz the most. ER is my full-time job, so I'm quite fortunate. I'm 48 years old in RL and have a great son. I"m in the USA.

I'm very old school about doing the land biz. My ethics may cost me revenue short-term, but my reputation for being a fair and ethical businessman is worth everything. I won't ever lie to you about anything, even if it costs me money. You have the right to ask questions before you fork over your lindens/USD/euros. You have the right to feel safe in spending your money that the land guy isn't going to disappear or screw you over. IF (and that's a huge if) you ever lose money because of me, it will be because I'm dead or in the hospital. Otherwise, you will NEVER lose money because of me.

When you look for my land in the Land Sales search results, you will probably never find it on the first page. Why ? Because I think prices per square meter below L$1 in the results are misleading. You can barely pay your tier at L$1.2 per square meter, much less make a profit. Prices of zero are completely misleading.

When you read my "ad copy", you will probably notice it's pretty low-key in general. I'm all about "no bullshit", pardon my french. You may not rent my land, but at least you will respect me. Imagine that, respect being more important than money.

For example, if you ask me if a mixed commercial and residential sim will have no lag, I'm going to tell you no, there will be lag. I will try to keep it as low as possible, but that's the nature of the beast with malls and clubs, etc.


Who knows, I may go broke in the land biz for having my principles. But no one will ever say I screwed them over or lied to them or misled them. No one. You can take that statement to the bank.

Here is the procedure to buy lindens with your United States dollars (USD) or euros:

1- Inform me, Steve Mahfouz, by email or instant message how many lindens you wish to buy. You have to buy a quantity that is listed on the schedule that is below. You must give me your 100% correct Second Life avatar name, with correct spelling and lowercase and uppercase. My business email address is steve@ecstasyrealty.com

2- I will give you my Paypal email address at that time.

3- You will send me the necessary amount of USD or euros to make the transaction.

4- Within 24 hours, I will send you your lindens. Your receipt and proof of purchase is your receipt on the Paypal website.

5- If you use euros or another currency, please tell me how many lindens you wish to buy off the schedule below, and I will do the necessary currency conversions and quote you a price.


Buying Lindens with USD Schedule:

L$1000 (minimum order) = $4.00 USD
L$2000 = $8.00 USD
L$3000 = $12.00 USD

Renters and purchasers always want to know how many prims they get. Here are the relationships:

0.2288818359375 prims per square meter, and:

4.3690666666666666666666666666667 square meters per prim.

If you know how many square meters you have (or are renting/purchasing), you divide the number of square meters by (roughly) 4.37 to arrive at the number of prims you will have or do have.

Conversely, if you already know how many prims you will need and want to know how many square meters that will be, you multiply prims by 4.37 (roughly) to arrive at the number of square meters. Once you have the number of square meters, you then multiply the number of square meters by L$2 per square meter per month to arrive at the monthly rent for a parcel. For purchasers at Ecstasy City, you multiply the number of square meters by L$18.13 to arrive at the purchase price.

Of course, the rent per sm per month figure does change, as do purchase prices. I hope this information was helpful.

Recently, I have received a few instant messages (IM's) complaining about tenants behavior. None of these IM's alleged violations of terms of service (TOS). Therefore, I need to make the following statement about my responsibility for tenant behavior:

Unless a resident alleges a clear violation of the TOS, I will do nothing about any instant messages, email messages or voice messages that I receive. The complaining resident needs to take up their complaint with either the tenant or with Linden Lab if they choose to do so.

However, if a complaint involves my tenant and another tenant, it becomes my responsibility to investigate the complaint and facilitate its resolution. Sub-tenants who allege wrongdoing by a tenant need to take their complaints to the tenant and not to me.

Gentle reminder about Serene rent

Dear Serene Tenant,

As you may know, rents are scheduled to increase on Saturday, January 26, 2008. If you are not paying the increased rate already, on that date you will be required to pay the increased fee. Here is the rent schedule:

2048 sm = 936 prims = L$8000 per month payable to Steve Mahfouz only
4096 sm = 1874 prims = L$16000 per month payable to Steve Mahfouz only
8192 sm = 3750 prims = L$32000 per month payable to Steve Mahfouz only
16384 sm = 7500 prims = L$64000 per month payable to Steve Mahfouz only
32768 sm = 15000 prims = L$128000 per month payable to Steve Mahfouz only

If you are not planning to stay here and pay the new increased rates, I would kindly ask you to begin seriously making preparations to leave your parcel. I gave everyone the original notice on November 26, 2007, so this should not be a surprise to anyone. You are more than welcome to take up residence on one of the other sims that are priced less. Luxury is scheduled for a price increase on February 15, 2008. Ecstasy is scheduled for a fee increase on February 20, 2008. I regret any inconveniences and wish you the best 2008 possible.

In the current hyper-competitive land market of Second Life, a landlord must minimize his or her costs in order to make a profit. The profit concern has to be balanced with the concerns of fairness to tenants. Therefore, Clauses One and Seven have had the time notification period changed to 45 days advance notice. 45 days should be adequate time for any tenant to find a new home or business parcel.
