What do I win ?: 1st place wins L$100,000; 2nd place wins L$50,000, and 3rd place wins L$25,000
Who is the judge ?: Steve Mahfouz
Does the office have to be functional ?: Yes
Does the office have to be pretty ?: No
How high does the office have to be ?: At least 30 meters
How large will my parcel be ?: 2048 square meters
How many prims can I use ?: 936 prims
How do I register ?: You CANNOT register before midnight on February 4, 2008. Once server time passes into Monday, February 4, 2008, you go to Ecstasy and put down a sign with your name on it. You then email me, Steve Mahfouz, at [email]steve@ecstasyrealty.com[/email], and inform me of which parcel you took. FIRST COME, FIRST SERVED. I will make sure that you can build properly and that no one will buy or rent your parcel.
What happens if the server runs out of prims ?: We will expand to another sim with CURRENT REGISTRANTS ONLY.
How many people can enter ?: Only the number of open unrented parcels on Ecstasy
What happens to my building once the contest is over ?: You can either rent the parcel and keep it, or, take it back into your inventory, or, delete it, or, talk to me about giving it or selling it to me.

About Land Covenants enforcement

I always think expressing certain things is better than some kind of "understanding". From the very beginning of Ecstasy Realty, I've tried hard to strike a balance between individual freedom, "good taste" and being a good neighbor to others. I've been very "laissez faire" or lax about enforcing most of the Land Covenants. I have to collect rent on time and some things are impossible to ignore or look over. Otherwise, I try not to be a dictatorial landlord.

However..... if something on your sim bothers you, you really need to contact me or an Estate Manager and say something. I may not agree or sympathize with your particular complaint but I want to at least listen to you. And yes, sometimes there is a real problem that needs to be corrected. If someone has erected a high, ugly privacy wall, I want to know about it. If someone has red ban lines up, I want to know about this.

Please, talk to the Estate Managers and I. We are here to make your stay as enjoyable as possible. Have a good day ! :)

A tale of two Mahfouz

Due to several incidents of tenants paying STEVEN Mahfouz for rental land, it has become necessary to proclaim this public notice.

I, STEVE Mahfouz, do not know and have never "met" STEVEN Mahfouz. STEVEN Mahfouz is NOT affiliated in any way with Ecstasy Realty.

Tenants and future tenants, please, DO NOT PAY STEVEN MAHFOUZ. The proper avatar profile to pay, is that of STEVE Mahfouz. If you accidentally pay STEVEN Mahfouz, your account will be treated as though you have not paid. Landlords have responsibilities to tenants, such as maintaining rental sims in acceptable conditions. Tenants, in turn, have the responsibility to reasonably ensure that payment with Lindens reaches the proper avatar account. Double-checking one's payment procedure is a reasonable request to ask of tenants.

Recently, I have received a few instant messages (IM's) complaining about tenants behavior. None of these IM's alleged violations of terms of service (TOS). Therefore, I need to make the following statement about my responsibility for tenant behavior:

Unless a resident alleges a clear violation of the TOS, I will do nothing about any instant messages, email messages or voice messages that I receive. The complaining resident needs to take up their complaint with either the tenant or with Linden Lab if they choose to do so.

However, if a complaint involves my tenant and another tenant, it becomes my responsibility to investigate the complaint and facilitate its resolution. Sub-tenants who allege wrongdoing by a tenant need to take their complaints to the tenant and not to me.
