        <![CDATA[Standard Land Covenants version 9.2 = YOUR FORMAL LEASE CONTRACT<br /><br />You MUST scroll all the way down this page to view ALL of the land covenants for ALL Ecstasy Realty sims. <br /><br />&nbsp;<br /><br />YOU ARE REQUIRED TO JOIN THE GROUP "Ecstasy Realty". <br /><br />&nbsp;<br /><br />Admission is free and does not require an invitation. It is strongly suggested that tenants check the official Ecstasy Realty website, http://ecstasyrealty.com , at least once a month to stay updated on Ecstasy Realty information.<br /><br /><br />IMPORTANT NOTICE: Only an Ecstasy Realty Estate Manager can assist you in land matters. YOU MAY NOT SELL YOUR LAND PARCEL AT ANY TIME, REGARDLESS OF WHETHER YOU SEE EVIDENCE OF LAND RESELL BEING ENABLED. Land resell is only enabled at times to make convenient the process of deeding land to groups for purposes of security, audio and video.<br /><br /><br />Welcome to one of our rental sims ! We are very glad that you decided to rent with us. We prepared these covenants to make your leasing experience as pleasant as possible. You are bound by the rental covenants as soon as you pay rent. Please read them very thoroughly. You are RENTING, NOT BUYING. No selling of parcels is permitted.<br /><br />This Land Covenants applies to all sims, and includes all of the Special Provisions included. YOU MUST SCROLL DOWN ALL THE WAY TO READ ALL OF THE SPECIAL PROVISIONS FOR ALL OF THE ECSTASY REALTY SIMS.<br /><br />&nbsp;<br /><br /><br />1- No matter the size of your parcel, you are bound by the terms of this entire land covenants. You are LEASING land. You are NOT BUYING land. Please understand this important distinction.<br /><br />2- To rent a parcel, follow these exact directions:<br /><br />a) Right click on the ground of the parcel<br /><br />b) Click "Buy Land"<br /><br />c) You will see a screen with a Purchase button at the bottom. You have to check that you agree to the Covenants on the lower right hand side after reading them<br /><br />d) Click the Purchase button<br /><br />e) One linden will be deducted from your lindens balance, which you can see in the upper right hand corner of your screen. Your receipt for this payment is on the Second Life website. You must login first, then click "My Account", then click "Transactions History" on the left hand side<br /><br />f) You now have 10 minutes to find the tier box on the sim to pay the full amount of the first month's rent. All of the tier boxes for the sim are located at a kiosk or small building on the sim that houses them. Usually you can right click and click Teleport on the "For Sale" sign to teleport to the rental box kiosk or building. Please remember your parcel number when you look for your tier box.<br /><br />g) Once you have found the correct payment box for your parcel, you right click the payment box and click Pay on the blue prompt to pay for the first month of rental. Your parcel is now rented for exactly one month. You will pay again in one month or when you get a reminder notice from the box. If you have any questions about your payment status, please contact an Estate Manager. The Estate Managers are listed on Steve Mahfouz's profile and also on the Ecstasy Realty web page http://ecstasyrealty.com/2008/09/current-list-of-1.html . DO NOT INSTANT MESSAGE Steve Mahfouz, please. He will simply forward your IM to an Estate Manager.<br /><br />3- PAYMENT POLICY: You are to pay your second month's rent at the designated rental box on your sim. Your third month's rent and all other rent also is paid to this box. If you do not know exactly where your rental box is, please IM an Ecstasy Realty Estate Manager and get the exact location of your box.<br /><br />4- In case of rental box failure, inability to find the rental box, or some other unforeseen circumstance, you can pay the profile of Steve Mahfouz directly for your rent. YOU ARE REQUIRED TO PAY RENT NO MATTER WHAT CONDITION THE RENTAL BOX IS IN. If your rental box does not work properly, it is the tenant's responsibility to notify Ecstasy Realty that it is broken so we can repair it or replace it. Once again, the normal procedure is for tenants to pay their designated rental box. Paying the profile of Steve Mahfouz is an EMERGENCY measure and not to be done routinely.<br /><br />5- RENTAL PRICES: The official rental cost of your parcel is listed on your sim and on your About Land window prior to rental. Rental prices are determined by market supply, market demand, and Ecstasy Realty costs. Your rent will not be changed unless you are given a 30 day advance notice either by notecard or personal instant message. Parcel rental prices will no longer be listed in the Standard Land Covenants.<br /><br />6- Application Date of Changes to the Land Covenants: Unless otherwise stated, any changes to the Standard Land Covenants take effect immediately upon publication to http://ecstasyrealty.com . Any significant changes will also be broadcast immediately via Group Notices method in the group " Ecstasy Realty ".<br /><br />7 - Requirement to Belong to the Group "Ecstasy Realty": Because of the large number of sims owned by Ecstasy Realty and the difficulty of personally notifying each and every tenant, it is now mandatory for all tenants to belong to the group "Ecstasy Realty". You are required to read all notices from the group. Notices will be very infrequently published in the group. Comments by the owner or staff of Ecstasy Realty in group chat are not official unless confirmed by 1) the land covenants or 2) a formal group notice.<br />&nbsp;<br /><br />8- CAMPING POLICY:&nbsp;&nbsp; All forms of camping, including but not limited to traffic generating bots, are completely forbidden on residential only sims. Camping/traffic generating bots of no more than 2 avatars is allowed on mixed/commercial sims. HOWEVER, camping/bots use sim resources at a higher rate than normal. Tenants who use campers/camping/bots are strongly advised to use this traffic tool with caution. If the lag becomes intolerable on a sim and/or if there are too many complaints from other tenants, camping will be forbidden on the sim. <br /><br />9- Rule on Rent Payer: To simplify accounting and collections, one of the people who "own" the parcel must be the one who pays the rent.<br /><br />10- BAN LINES ARE PROHIBITED ON THIS SIM. You may operate a third-party security system with at least a 10 second delay, but you are not allowed to erect ban lines.<br /><br />11- POLICY ON SKYBOXES AND AIRBORNE BUILDS: All skyboxes and airborne builds must be at or above 550 meters above the ground. If any part of your build or skybox is below the 550 meter level, you will be asked to elevate it.<br /><br />12- Policy on Messages in Public Chat: All messages in Public Chat need to be confined to the boundaries of your parcel. This policy applies to "Lucky Chairs", "Sploders" and other scripted devices which speak, whisper or shout in Public Chat.<br /><br />13- Service Response Time: Ecstasy Realty is fully aware that "parcel emergencies" happen on a 24 hour basis. However, current parcel rents do not allow us to guarantee faster service than a 24 hour turnaround time. If you have a true parcel emergency that cannot wait 24 hours, then you must contact Linden Lab via telephone or the internet portal they have established at http://secondlife.com/support/?=&nbsp; Please structure your personal affairs and business affairs on the parcel with Clause 13 in mind.<br /><br /><br />14- If Ecstasy Realty needs to increase the rent for any reason, we will give you 30 days notice as specified in Clause 6. Your length of tenancy is equal only to the amount of time that you pay for in advance. Please make sure you keep exact and precise copies of your rental period and payment rendered. You may break the lease at any time and for any reason. We simply request that you inform us that you are breaking the lease.<br /><br />15- Rental due dates: Your rent is due 12 (twelve) times per year on the same day as the first month you paid your rent, with one exception. If you pay rent on the 29th, 30th, or 31st of any month for the FIRST time, your rent is due again on the 28th of the following month. Example #1: You rent a parcel on October 10th. Your rent is due again on November 10th, December 10th, January 10th, and etc. Example #2: You rent a parcel on November 29 for the first time. Your rent is due again on December 28, then January 28, February 28, etc.<br /><br />16- Consequences of Failure to Pay Rent within 3 day grace period: After 3 (three) calendar days of non-payment of rent after the due date, your parcel will be formally reclaimed and all of the prims on the parcel will be returned to their owners. Ecstasy Realty bears no responsibility for loss of or damages to prims, scripts and/or textures if they need to be returned to their owners. To avoid these consequences, either 1) abandon the parcel and reclaim your own prims or 2) ensure that rent is always paid on time. By renting this parcel, you are agreeing to this clause.<br /><br />17- Ecstasy Realty bears no responsibility for any loss of business or loss of prims, textures or scripts if the tenant accidentally pays the wrong person and gets evicted for non-payment of rent after the three day grace period. Please double-check your rent payment procedure to make sure you are paying the profile of STEVE Mahfouz.<br /><br />18 - Ecstasy Realty and its designated Estate Managers value tenants' parcels and possessions (prims). Ecstasy Realty will do everything within reason to protect your parcels and possessions. However, due to griefing and rare hostile acts by disgruntled ex-employees (DE), Ecstasy Realty cannot guarantee the status of your parcel or possessions at all times. If your parcel is damaged by a griefer or DE, Ecstasy Realty will assist you in restoring it to its pre-damage condition as soon as possible. If your possessions (prims) are returned by the DE, we will assist you in finding them. Most of the time a tenant can find returned prims in his or her Lost and Found folder in a file that has a coalesced icon next to it. Tenants should also look in his or her Objects folder and in all other folders. Inventory searches are very valuable in finding returned prims. In the unlikely event that you cannot find your prims by yourself, you should contact Linden Lab (LL) and submit a support ticket. Many times LL can recover lost prims.<br /><br />In the unlikely event that you are not able to recover lost prims by yourself or by using a support ticket at LL, Ecstasy Realty will have no liability for your loss. Damage by a DE is always done without the knowledge or approval of Ecstasy Realty, and always occurs before Ecstasy Realty is able to fully ban the DE from its properties.<br /><br />19- Procedure of Ecstasy Realty upon termination of an Estate Manager: In the uncommon event of terminating an Estate Manager, the CEO of Ecstasy Realty will act as quickly as possible to secure the sims of Ecstasy Realty. The discharged Estate Manager will automatically be treated as a DE, and will be banned immediately from all Ecstasy Realty sims. However, on rare occasions the Estate Manager will become a DE before he or she can be banned from all Ecstasy Realty sims. Tenants must understand that the CEO of Ecstasy Realty has a trusting relationship with all Estate Managers, and on very rare occasions a DE has taken advantage of that trust in order to disrupt sims. Because of that abused trust relationship, Clause 19 is necessary.<br /><br />20- Please do not decorate your parcel with objects or signs that are commonly deemed to be objectionable. Owner has the right to first ask you to change or delete the object or sign. If you do not comply within 7 calendar days, the Owner then has the right to delete said object or sign. Repeated violations of this provision subject you to being banned and expelled from the sim.<br /><br />However, as a corollary to this policy, artistic freedom is given wide latitude. It is very possible that you may need to do business or live near a structure which you find mildly distasteful.<br /><br />21- You as a Tenant are leasing land from me as the Owner. You do not have any "ownership rights" whatsoever. However, as a parcel lessee, you do have land controls for cleanliness, terraforming, and streaming audio and video.<br /><br />22- Rent is payable to the owner of this sim only. Rent is always due by 5 PM game time. Payment is in lindens per month. Some tenants may prefer to pay in United States dollars or Euros every month. If so, they must obtain the Paypal email address from Steve Mahfouz to do so.<br /><br />Please check your transaction history to make sure your payment is recorded. Please be aware that once your "paid rental period" expires, the parcel becomes rentable by another Second Life resident. Owner bears no responsibility if your previously paid-for space becomes occupied by another tenant because they paid the Owner. Please keep your rent paid up at all times to prevent these occurrences. Tenants who pay via Paypal may use these records as their receipt.<br /><br />23- RENT REMINDING POLICY: Our rental boxes do have a reminder feature, but sometimes scripts and objects fail in Second Life. Because of this unfortunate fact, tenants are urged to adopt a reminder system of their own.<br /><br />24- If you become late on your rent by 3 calendar days, you will be evicted from the sim. No public notice is required for non-payment evictions.<br /><br />25- If we need to "reclaim" your parcel to change the character of a sim, we will give you at least 14 days notice. Your existing lease will always be honored. Reclaiming under this clause is not the same as eviction.<br /><br />26- Emergency Sim Sale Eviction Provision- On the very infrequent occasions that a sim must be sold, you will be notified of the pending sim sale with 14 days advance notice by notecard. Once you have been notified, you will have two options: 1- Stay on the sim and accept the new landlord, whoever that may be; or 2- Relocate to another Ecstasy Realty sim. The staff of Ecstasy Realty will do all they can to help you relocate, within the resources of the agency. Upon relocating, you can apply the remainder of your unused rent to the new parcel rent. The new parcel rent may be at a higher rate per square meter per month than the one you are moving from. Moving to a new parcel means that you are starting a brand new lease at the new rate. If you remain on the sim after 14 days, you are agreeing to a new landlord with a new set of rental conditions, which may include higher rent, unfavorable land rental covenants and/or a forced eviction with no notice. In the extremely unlikely event that a suitable buyer cannot be found, Ecstasy Realty reserves the right to simply abandon the sim back to Linden Lab. If the sim is abandoned after 14 days, this will be the same as "forced eviction with no notice". By renting this parcel, you are agreeing to all of this clause in its entirety.<br /><br />27- Notice to All Potential Buyers of an Ecstasy Realty Sim: Because of Clause 26, the delivery of a sim cannot be guaranteed until the required 14 day notice to tenants has expired. Once the 14 day notice has expired, you may take delivery and negotiate with the existing tenants their status. Per Clause 27, if you as the new landlord forcibly evict the tenants with no notice, Ecstasy Realty has no liability whatsoever.<br /><br />28- Statement as to the Sale of a Sim: Notwithstanding any typewritten instant messages or emails or public chat messages by anyone affiliated with Ecstasy Realty, any sim that is owned by Ecstasy Realty will be sold if the agency confronts dire financial necessities. Other measures will be explored before the sale of a sim is considered. Unprofitable sims (sims that earn less than expenses) will be considered first for sale. If a sim must be sold, Clause 27 is always applicable. <br /><br />29- If a tenant rents a parcel which is single prims and the sim becomes double prims, the tenant is only entitled to the number of prims which he or she originally purchased. For example,if a tenant rented a 2048 square meter parcel which contained 468 prims and the sim became a double prims sim, the tenant is still only entitled to 468 prims. The provision is to ensure equitable distribution of available prims across parcels.<br /><br />A tenant who rents a parcel which is clearly labelled as double prims, is entitled to all of his or her purchased prims. For example, if a tenant rents a clearly labelled double prims parcel that is 2048 square meters and contains 937 prims, he or she is entitled to 937 prims.<br /><br />Sims converted from single prims to double prims will gradually have enough land taken out of circulation to ensure adequate availability of prims for all on the sim.<br /><br />Double-prims parcels (Object Bonus 2.0): The meaning of "double prim 
parcel" is that you are entitled to use twice (2x) the number of prims 
than the "normal prims" parcel (Object Bonus1.0) has. There are no 
double prim parcels possible larger than 32768 sm, since a full sim only
 contains 15,000 prims. Note:&nbsp; Ecstasy Commerce is not a double prim 
region but has a 30% prim bonus).&nbsp; <br /><br /><br />30- Please always keep your parcel with at least a sign on it to indicate that you maintain possession of your parcel. If your parcel ever becomes completely empty, we will assume that you have abandoned the parcel and it will become open to rental immediately.<br /><br />31- Please keep us informed as to your circumstances. We have many tenants to keep track of, so it's easier if you shoulder that responsibility.<br /><br />32- All forms of combat are prohibited on this sim. If your friends or guests have weapons, they must not be used. Any incidents of combat spilling over into another parcel will subject you to being banned and expelled.<br /><br />33- Owner bears no responsibility for the prevention of griefing activity. Owner and/or Estate Managers will, subject to time constraints, try to assist you with griefing activities. You should use your third-party security system to control this activity.<br /><br />34- Activities against the Terms of Service (TOS) will not be tolerated. Please read the TOS and keep up to date with it.<br /><br />35- As a lessee, you cannot sell your parcel to another SL resident under any circumstances whatsoever.<br /><br />36- CURRENT LIST OF 100% RESIDENTIAL SIMS: <br /><br />a- Ecstasy<br />b- Ecstasy Beach<br />c- Ecstasy North<br />d- Ecstasy West<br />e- Ecstasy Breeze<br />f-&nbsp; Ecstasy South<br />g- Ecstasy Haven<br />h- Ecstasy Barrier<br />i- Ecstasy Dunes<br />j- Ecstasy Harbour<br /><br />37- CURRENT LIST OF COMMERCIAL SIMS:<br />a- Ecstasy Commerce<br />b- Ecstasy City<br />c- Luxury<br /><br />38 - SUB-LEASING POLICY FOR 100% RESIDENTIAL SIMS: You are allowed to sub-lease your parcel to another resident for a residence ONLY. No condominiums or apartment complexes are allowed on this sim. Please bear in mind that if you, the main tenant, fail to pay the rent within the grace period described above, you and the other sub-tenants will be evicted with no public notice and your prims, scripts and textures returned to you. Owner is not liable for loss or damages of prims, scripts and/or textures because of eviction, as described elsewhere in this Land Covenants. Owner is not liable for loss of business to the main tenant due to eviction. All sub-tenants are bound by the applicable policies in this Land Covenants.<br /><br />39- SUB-LEASING POLICY FOR COMMERCIAL SIMS: You are allowed to sub-lease your parcel to another resident. Please bear in mind that if you, the main tenant, fail to pay the rent within the grace period described above, you and the other sub-tenants will be evicted with no public notice and your prims, scripts and textures returned to you. Owner is not liable for loss or damages of prims, scripts and/or textures because of eviction, as described elsewhere in this Land Covenants. Owner is not responsible for loss of business to sub-tenants or tenant because the tenant fails to pay rent on time and within the prescribed grace period. All sub-tenants are bound by the applicable policies in this Land Covenants.<br /><br />40- As the legal owner of this sim, I reserve the right to expel and ban anyone I choose. I will use this power very carefully. However, blatant disrespect to the owner will not be tolerated. Incidents of blatant disrespect may subject a tenant to the eviction procedure described in Section 58.<br /><br />41- Rent refunds are issued only if an action of the owner makes it reasonable to do so. If you vacate your parcel or cancel your lease before the expiration of your paid time, you will not receive a refund. Please plan your personal and business affairs accordingly.<br /><br />42- The Owner promises to maintain an adequate rental environment for all clients and to abide by the TOS at all times.<br /><br />43- It is the joint responsibility of you and I (as tenant and owner) to make sure that rental status is accurately recorded. Please make sure you keep copies of your financial documents.<br /><br />44- It is explicitly stated that the Owner bears no responsibility for any real life legal liability. Please make sure that your rental situation is comfortable for you.<br /><br />45- SPECIAL PROVISION FOR 100% RESIDENTIAL SIMS: No businesses, malls, clubs or commercial establishments are allowed on those sims. Those sims are only for residential purposes. No business-type signs of any kind are permitted. No "breedable animals" are allowed on residential sims.<br /><br />46- Anytime the word "buy" is used in an IM or in chat or on a notecard, the word "rent" is assumed to be the true meaning. Ecstasy Realty never sells any land, so the word "buy" is not accurate.<br /><br />47- The Owner assumes that all avatars within the boundaries of this sim are legal adults in their country of origin. If you know of any minors on the sim, please report them to the Lindens immediately. The Owner bears no legal responsibility for any minors whatsoever.<br /><br />48- If you cannot resolve a problem with another tenant by speaking to them directly, please come to me privately. I will also speak to the other tenant. The outcome of this situation will range from either "no changes", up to and including the expulsion of both tenants.<br /><br />49- Any form of "griefing activity" will result in the permanent ban of this avatar from the sim and a possible Abuse Report to the Lindens. This is not a combat zone. It is a place of leisure and relaxation.<br /><br />50- Any kind of disagreement or dissatisfaction with the Owner needs to be handled privately with the Owner. For obvious reasons, you should not resort to any form of attacks in any internet forum against the Owner. This activity will result in an immediate expulsion from the sim. Likewise, any kind of picketing or demonstration activity will result in the immediate expulsion from the sim.<br /><br />51- The relationship between Owner and Tenant is strictly between Owner and Tenant. The Lindens (aka Linden Lab) will not intervene unless there is an alleged violation of TOS.<br /><br />52- Terraforming is allowed on private island parcels. You are provided with the ability to do everything except change textures. In general, textures will not be changed on sims because it affects the entire sim and not just one parcel. Please show some consideration for your neighbors when you terraform (i.e, do not make a 50 meter high wall right next to your property line). Owner reserves the right to pass final judgment on all terraforming. If terraforming appears to unnecessarily inconvenience others on the sim, you will be requested to modify it. If you<br />do not comply with owner's request to modify your terraforming within 7 (seven) calendar days, you will be expelled and banned from the sim. However, tenants are allowed a very large degree of artistic freedom on our sims.<br /><br />53 - PRIVACY WALLS BANNED: Due to abuse of privacy walls, they are now banned on all Ecstasy Realty sims. You may still have a fence that is no higher than the height of your residence or business. The Owner has the right to ask you to modify your fence in accordance with good taste and the theme of the sim.<br /><br /><br />54- Anti-Lag Policy for 100% Residential Sims: Excessively laggy scripts are prohibited. Builders/tenants are strongly encouraged to use only small (256 by 256) textures. Recreational/social parties at a residence of over 30 avatars are prohibited in order to keep down lag and to be fair to other tenants. No malls, clubs, or other commercial establishments may be built or operated on this sim.<br /><br />55- Anti-Lag Policy for Commercial Sims: Tenants are very strongly encouraged to use non-laggy scripts and small (256 by 256) textures in the construction on their parcels. If lag becomes intolerable ( where frame rate consistently goes under 15 frames per second), the Owner reserves the right to make these recommendations mandatory.<br /><br />56- Parcel Controls: Left-click on the gray bar at the top of your screen. You will then see an "About Land" screen. Click on the Media tab to control your video and radio controls. It is very important that you enter the exactly correct URL in those spaces, or the video or audio will not work properly. There is nothing that the Owner can do to assist you in this process. Please make sure you have the 100% correct information for this tab.<br /><br />On the "Objects" tab, you will see the number of prims you have set upon your parcel and how many prims you have left. The larger your parcel in square meters, the more prims you have to work with. The only way to increase the number of prims available to you is to rent more property in your name or your group's name on this sim.<br /><br />57- PARCEL EVICTION POLICY:&nbsp; A tenant will be evicted for three reasons: 1- Non-payment of rent. This eviction happens automatically after 3 calendar days of being late; 2- refusal to modify terraforming in response to a request of either the CEO or an Estate Manager; and, 3- Gross disrespect to the owner or to Ecstasy Realty Estate Managers. This eviction will take place after 14 calendar days, and notice will be given to the tenant via instant message (IM) and by public notice on http://ecstasyrealty.com. Once the 14 calendar days have expired, the tenant is evicted no matter what the status of the parcel is. There is no recourse to Linden Lab in cases of eviction, because you are agreeing to these terms when you rent the parcel. No public notice is required in cases involving non-payment of rent. Evictions concerning refusals to modify terraforming will take place 7 (seven) calendar days after the tenant receives the original instant message, chat message, and/or email. No public notice is required in cases of terraforming refusal.<br /><br />58- Special Provision for Luxury sim: Luxury sim is classified as a Commercial sim and all applicable provisions apply to it.<br /><br />59- Special Provision for Ecstasy Beach sim: Ecstasy Beach sim is classified as a Residential sim, and all applicable provisions apply to it.<br /><br />60- Special Provision for Ecstasy sim: Ecstasy sim is classified as a Residential sim and all applicable provisions apply to it.<br /><br />61- Special Provision for Ecstasy City sim: Ecstasy City is classified as a Commercial sim and all applicable provisions apply to it. Ecstasy City is a downtown urban sim and has additional provisions. <br /><br />You may develop the land as commercial or very high density residential, such as high rise apartment buildings or high rise condominium buildings. You agree to keep your parcel free of trash and debris and to abstain from using any prims or textures that are commonly labelled as "eyesores". You agree to keeping all sound and chat within the boundaries of your parcel. You agree to keep all floating skyboxes or sandboxes or clubs above 500 meters. Infrastructure cannot be modified or moved. Shopping malls must have an opaque roof. Rotating signs are forbidden. Residents are encouraged to tie their build in with the infrastructure. No science fiction or fantasy builds are allowed. You are allowed to flatten your land to build but you cannot raise or elevate your land at all. You are not allowed to lower your land below the other parcels. You cannot build any hills on your parcel.<br /><br />Vehicles that are in good repair may be parked on the streets. All builds must appear to be from the time period 2007 to 2027 and to be as close to real life as possible. All structures must be at least 4 stories (30 meters) in height on this sim. All signs on parcels and buildings must be in good taste and not appear as graffiti.<br /><br />All structures or buildings on this sim must blend in with a downtown urban theme. All buildings must appear to be in excellent condition and have no broken windows or boarded-up windows. Anything appearing to be "ghetto" or from a poverty-stricken area will be removed immediately. Escort businesses and "strip clubs" must have tasteful signs that do not blink or rotate. Signs cannot be readable from more than 30 meters away.<br /><br />62- Special Provision for Ecstasy North sim: Ecstasy North sim is classified as a Residential sim and all applicable provisions apply to it. <br /><br />63- Special Provisions for Ecstasy Commerce sim: Ecstasy Commerce is classified as a Commercial sim and all applicable Commercial sim provisions apply to it. First, a little education: Every sim has four land elevation levels that cover the entire sim. I have asked Linden Lab if one can change the ground texture for an individual parcel, and the answer is no. If a ground texture is changed, it affects the entire sim or at least the quadrant on which it is changed. As of the date of this entry, that is the situation. At minimum, changing a ground texture affects 25% of a sim: Northwest, Northeast, Southwest and Southeast. To repeat, within those quadrants, one cannot customize ground textures per parcel. It is an all or nothing proposition.<br /><br />When tenants rent with Ecstasy Realty, they expect to be treated with respect. I think, personally, a tenant has the right to his or her rented ground texture that they initially purchased. Therefore, unless 100% of tenants in a particular quadrant (NE, NW, SE, SW) want a ground texture changed, it will not be changed. I have considered this issue at length, and this is my final decision.<br /><br />Tenants, please do not contact me on this issue because I will not respond to you. ALL communication must pass through Estate Managers, because 1) I trust them and 2) this is their job. If you cannot accept this policy, you are free to pursue other land rental options. <p>    This article answers some general frequently asked questions about Estates and Private Regions.</p>

<p> Perhaps you have an idea for a huge project that you want to
realize and you need a lot of open space to build. Maybe you and a
group of friends and colleagues are looking for a gathering place that
can expand as your community grows. Or maybe you have visions of a
world under your own control, where you add land with each increase of
your population.</p>

<p>    In general, Estate ownership is an excellent choice for those who:</p>

<p>        * Desire to acquire a large amount of land easily<br />
        * Wish to enjoy land ownership separate from the ever-changing Second Life mainland<br />
        * Want to build and control their Second Life experience without adjacent neighbors<br />
        * Require more land controls than those provided on the mainland<br />
        * Want to name the Region their land is in</p>

<p>    How much will it cost?</p>

<p>    Read the quick FAQ covering Estate billing and ownership here.</p>

<p> Some residents with older Regions pay a lower, grandfathered, tier
fee. For more information about Estate pricing changes, please see the
Estate pricing change FAQ.</p>

<p> We offer a discount to verified real-world educators and academic
institutions (i.e. universities and schools) or 501(c)3 non-profit
organizations that will be using the Regions to support their
organization's official work. For those organizations, the setup and
creation fee is US$980 and US$150 a month for maintenance. All
educational and non-profit Estate orders can be placed from the Estate
order page.</p>

<p>    How long will it take?<br /> Usually, Estates will be delivered in
about 10 business days of placing your order. Please note that in some
circumstances it may take longer.<br />
    Can I have a custom design?<br />
You can upload your very own .raw file in the Estate tools. There are
specific parameters for this -- please see the .RAW File Format article
for further help.<br />
    Can a group own and use an Estate?<br />
Estate owners can deed out the land on their Estate to a group. The
actual ownership is not conveyed to the group (you still own the
Estate) and group members cannot pay for the Estate by contributing
land allocations. The owner (you) will always be billed the full Estate
monthly payment no matter how the group land is set up. Read more about
Estates and groups here.<br />
    What can I name my Estate?</p>

<p> Estate names must be no more than three words, with a total of less
than 20 characters, including the space. You may not use the words
"SL", "Second Life" or "Linden Lab" in the Estate name. All names must
contain only alphanumeric characters; no punctuation, please. The name
cannot be a real life city name. If you decide to change it later,
there's a US$50 charge.<br />
    Can I include multiple Regions in my Estate?</p>

<p> Yes. Estate-level tools make it convenient to manage multiple
Regions, too. If you have three Regions (A, B and C) in an Estate
called Z, then to get to each of them you'll still need to teleport to
those Regions by name. But if you wanted to, you could ban someone from
the Z Estate, which will keep them from getting to any of Z's Regions.
Also you could set the day/night cycle by Estate, so all your islands
have night at the same time.<br />
    How do I place an order?<br /> The
easiest and best way to place and order is through the Land Store. If
you have problems using the land store, you can contact the Concierge.
All educational and non-profit Estate orders can be placed from this
Estate order page.<br />
    What happens if my credit card payment is denied?<br />
If your account is in arrears, for either monthly fees or membership
fees, your Estate may be disabled until your account is restored to
good standing. Once your account is back in active status, you may need
to contact the concierge office to enable your Estate if it's down. No
refunds will be given for time lost from accessing the Estate.<br />
    What if I don't want my Estate anymore?<br />
You might consider transferring it to another person (see below). If
you instead decide to simply terminate the ownership of the Estate,
please contact us with your Second Life name and the name of the Region.<br />
    Can I transfer my Estate?</p>

<p> Estates are transferable by the original owner to another Second
Life resident. The billing will continue on the same schedule and buyer
will be billed for the full amount of the next month's payment. The
cost of transfer is US$100 and will be billed to the seller. This
payment is for the backend work by Linden Lab, which includes:</p>

<p>        * Changing settings<br />
        * Billing transfer<br />
        * Changing the name<br />
        * Returning the Estate to original terraform (if desired)</p>

<p> The Estate can only be transferred as a single parcel. Any transfer
of funds, whether in L$ or US$, must be handled between the original
owner and the new owner. Linden Lab is unable to provide billing
support, or to enforce any payment agreements between you and the new
owner.</p>

<p> Before we're able to initiate a transfer, we'll need written
confirmation (in the form of support tickets) from both the buyer and
the seller. If you would like to transfer your Estate, both parties
should submit an appropriate support ticket. Include the name of the
Region in your ticket, along with the words "Estate transfer". Read
this article for more details.<br />
    Can I sell a parcel on my Estate to someone else?</p>

<p> Yes; parcels can be sold to other residents, but you remain
responsible for the monthly payments. You can make arrangements for
these new parcel owners to pay you for use of the Estate, but that's
between you and the other residents. Many Estate owners use the
Estate's Covenant to explain their payment structure.<br />
    What is the prim allowance for an Estate?</p>

<p>    The prim allowance for an Estate is the same as any other Region: 15,000.<br />
    Can I choose where my Estate is placed on the map?</p>

<p> By using the Land Store, you may chose your Estate placement. If
you already own an Estate and want to purchase another, you may request
the Estates be connected when it is first created for no extra charge.
Please be aware it is dependent upon the flexibility of the map whether
or not this will be possible. Also, we'll probably need to move the
Estate as the world expands.<br />
    Can I change the terrain texture on my Estate?<br />
    Estate owners are able to change the texture on their land by using the Ground Textures tab in the Region/Estate window.<br />
    Can I terraform my Estate?<br />
    You can terraform your Estate plus or minus 100 meters.<br />
    Can I move my Estate?<br />
Yes, you can request your Estate to be joined with another person's
Estate or with another one of your own Estates. See this article for
more details.<br />
    How do I allow others to post events for my Estate?<br />
Estate owners are allowed to post events on their Estate by default if
the Estate is visible. If you would like other residents to have the
same ability, simply add them to your Allow list in the Estate tab of
the Region/Estate window.<br />
    What other controls do I have?</p>

<p>    Plenty. See this article on the Region/Estate window for more details.<br />
    Someone mentioned a "rollback" to me; what is that?</p>

<p>    Get the right information regarding Estates and rollbacks here.<br />
    I've heard about "openspaces" or "voids" -- what are those?</p>

<p> Openspaces are low-prim Regions and can be purchased in four-packs
only, by existing Estate owners. Read more about openspaces here.<br />
    Who should I contact if I have any questions or additional request for my Estate?</p>

<p>    Submit a support ticket using the Region Issues ticket type.</p>

<p>    This article discusses how Estates and Private Regions work with groups.<br />
    Can I deed my Estate to a group?<br />
If you are the Region owner, or the covenant on the Estate allows you
to resell the parcel, you can. However, this process is handled
slightly differently than on the mainland.</p>

<p> * Preferably, the group you select should not own any land on the
mainland. Since Estate land and land on the mainland are handled
differently, a group that owns both can be complicated greatly. This
may also cause your group to lose certain features (such as traffic
reporting) that are calculated differently for Estates and the mainland.<br />
* The Estate owner is the only person responsible for paying Linden Lab
for that land; it doesn't fall under any of the normal mainland rules
for land use fees (tiers, group land contributions, etc). Thus, you
should not select the Owner Makes Contribution With Deed checkbox, as
the Estate land requires no contribution.</p>

<p>    The proper steps to follow to deed Estate land to a group are:</p>

<p>       1. Select World &gt; About Land to open the About Land window.<br />
       2. Select the group you want to deed to. As always, you must be have the ability to deed land to this group.<br />
       3. Select the Allow Deed to Group checkbox.<br />
       4. Click the Deed button.</p>

<p>    The Owner Makes Contribution With Deed checkbox should not be selected!<br />
    What can group members/officers do on my group-owned Estate land?</p>

<p>        * Just as on the mainland, different roles within a group can have different abilities.<br />
        * Group members will not gain access to the Estate tools.<br />
        * Group land on an Estate can be reclaimed by the Estate owner at any time.</p>

How to Use the Edit Terrain Tool</p>

<p> To access the Edit Terrain tool, just click on your land and select
Edit Terrain from the pie menu that appears. This opens a menu with
many different tools to assist you in editing your land.<br />
    Terraform</p>

<p> Use the Select Land option to select the land you would like to
edit and then select the Flatten Land, Raise Land, Lower Land, Smooth
Land or Roughen Land options to pick the way in which you'd like to
alter the land. Click the Apply to Selection button to terraform the
whole selected plot. The Revert Land option returns it to the original
shape if things get out of hand. </p>

<p> You can also use the dropdown menu labeled Small, Medium, or Large
to choose the size of your "brush" and "paint" the effect on by left
clicking on portions of your land. You can also hold down the left
button to terraform faster.<br />
    Show owners</p>

<p>    Selecting this checkbox offers a color code to the land:</p>

<p>        * Reddish brown is land owned by others<br />
        * Green is your land<br />
        * Aqua is land owned by a group that you are a member of<br />
        * Grey is the rare public land<br />
        * Purple is land in the auction system</p>

<p>    Subdivide</p>

<p> You may want to break a parcel of land into multiple pieces, for
example if you want to sell part of it. Select the section of your land
by pressing down the left mouse button and dragging to create a
rectangle of the land you want to subdivide and then click the
Subdivide button.<br />
    Join</p>

<p> If you want to connect two or more pieces of land that you own,
drag a rectangle that overlaps all the land parcels you want to join
and click the Join button to combine them into one. You can now use the
About Land tool to set the features for this new piece of land.<br />
    Abandon Land</p>

<p> When abandoning land keep in mind you do not get Linden dollars
back -- so you should really only do this if you're feeling generous or
you don't have time to sell the land.</p>

How do I deed land to a group?</p>

<p>    Deeding group land can seem like a complex task, but the following steps will handle the most basic scenarios.</p>

<p>    To give land to a group, but continue to pay for it:</p>

<p>       1. Right-click the land and choose About Land.<br />
       2. In the General tab, click Set and select the group.<br />
       3. Select Allow Deed To Group, then Owner Makes Contribution With Deed.<br />
       4. Click Deed.<br />
If you're not an officer of the group you want to deed your land to,
you'll have to ask an officer to click Deed for you.</p>

How does group-owned land work?</p>

<p> Second Life groups can unify their projects and vision through
group-owned land. Group-owned land is held by the group, not by any one
group member. In order for the group to own land, it must have land
contributions, which are donations that members make from their own
personal land allocation. The group can own a total amount of land
whose size in square meters equals 110% or less of the sum of all group
contributions.</p>

<p> Important: Remember that even after your group has sold some or all
of their land holdings, if your intention is to "tier down" and not be
billed for it, you must remove land contributions to your groups.</p>

<p> To do this, go to Edit &gt; Groups, and double-click the group in
question. Then, click the Land &amp; L$ tab. The Your Contribution
field needs to be set accordingly. It can be set to 0 if you want to
contribute nothing at all.</p>

<p>    Group Owned Land - Your Contribution to 0</p>

<p>    Total Contribution must be equal to or more than Total Land In Use, or your group risks losing that land.</p>

<p>    Managing group land contributions can be confusing for many Second Life Residents, so here's an example:<br />
    Example</p>

<p> Adam, Bob, and Carol are all members of the "We Love Pretzels"
group. They wish to purchase 4096 square meters to build their ultimate
pretzel paradise, Pretzeltopia. Since no one person has enough land
allocation to buy that much land without paying higher-tier land-use
fees, the plan is to have the group own the land, with group land
contributions from the group members.<br />
    Adam</p>

<p> Adam is a premium subscriber. He doesn't own land, but as a premium
member, he can own or contribute 512m2 without additional land-use fees.</p>

<p>    Adam's Current Tier: 0(+512) = 512<br />
    Adam's Land Owned: 0<br />
    Adam's Group Contribution: 0<br />
    Adam's Total Land Usage: 0<br />
    Adam's Remaining Allocation: 512 - 0 = 512</p>

<p> He decides to donate his 512m2 allocation to the group. He doesn't
own land, but his 512m2 is now tied up in the group. He can't buy any
more land without going to the next land tier (and paying higher
land-use fees.)</p>

<p>    Adam's Current Tier: 0(+512) = 512<br />
    Adam's Land Owned: 0<br />
    Adam's Group Contribution: 512<br />
    Adam's Total Land Usage: 512<br />
    Adam's Remaining Allocation: 0<br />
    Group Total Contribution: 512<br />
    Bob</p>

<p>    Bob is a Premium member, and owns 3584m2 of land already (which puts him in the 4096(+512) land tier).</p>

<p>    Bob's Current Tier: 4096(+512) = 4608<br />
    Bob's Land Owned: 3584<br />
    Bob's Group Contribution: 0<br />
    Bob's Total Land Usage: 3584<br />
    Bob's Remaining Allocation: 4608 - 3584 = 1024</p>

<p> Since his maximum allocation is 4608m2, and he currently owns
3584m2, he has 1024m2 to spare. He contributes this 1024m2 to the
group. Since his total usage is now 4608m2 he will be unable to buy any
more land without moving up a land tier (and paying higher land-use
fees).</p>

<p>    Bob's Current Tier: 4096(+512) = 4608<br />
    Bob's Land Owned: 3584<br />
    Bob's Group Contribution: 1024<br />
    Bob's Total Land Usage: 4608<br />
    Bob's Remaining Allocation: 0<br />
    Group Total Contribution: (512 + 1024) = 1536<br />
    Carol</p>

<p> Carol is a Premium subscriber, but doesn't own land. However, she's
willing to increase her tier to help the group meet its doughy desires.</p>

<p>    Carol's Current Tier: 0(+512) = 512<br />
    Carol's Land Owned: 0<br />
    Carol's Group Contribution: 0<br />
    Carol's Total Land Usage: 0<br />
    Carol's Remaining Allocation: 512 - 0 = 512</p>

<p> Doing a little kitchen math, Carol figures she needs to go to the
2048(+512) tier to support Pretzeltopia's planned land purchase. She
confirms the tier change (to 2048), and contributes all her allocation
to the group's land contributions.</p>

<p>    Carol's New Current Tier: 2048(+ 512) = 2560<br />
    Carol's Land Owned: 0<br />
    Carol's Group Contribution: 2560<br />
    Carol's Total Land Usage: 2560<br />
    Carol's Remaining Allocation: 0<br />
    Group Total Contribution: (512 + 1024 + 2560) = 4096<br />
    The Group</p>

<p> The group now has 4096m2 of contributions from its members. Groups
get a bonus allocation, equal to 10% of the total group contributions
members give. As a result, the group can actually own 10% more than its
individual members could.</p>

<p>    Total Contribution in Group: 4096m2<br />
    Total Amount Group Can Own: 4096m2*1.1 = 4505m2</p>

<p> All that remains is for one of the group officers to go to their
future home, right-click the land, select About Land, and click on Buy
For Group. (Buy For Group allows an officer to send the land directly
to the group without owning it themselves. Use this when you've already
made group contributions ahead of time, like We Love Pretzels has.)<br />
    Additional Information on Group Land Allocation:</p>

<p> If at any time a group owns more land than they have land
contributions for, Linden Lab will contact the founder of the group and
let them know they need to either contribute more land allocation or
release land within 72 hours, or else risk losing some of their land.<br />
    Notes:</p>

<p>        * Group-owned land refers to the group for all aspects of ownership.<br />
        * Like Linden Dollars paid to a group, parcel directory fees are divided evenly among all group members.<br />
        * Object return tools consider objects along the following lines:<br />
              o Owned by parcel owner are group-owned objects<br />
              o Set to group are objects set to the group but owned by group members<br />
o Owned by others are all objects not owned or set to group (including
objects owned by group members but not set to group)<br />
* If group-owned land is sold, the L$ received is distributed evenly
the next day to everyone in the group (members and officers) who has
the ability Pay group liabilities and receive group dividends (in the
Accounting category of group abilities).<br />
* If you own land that you've deeded to a group and subsequently
abandon it, the land is returned to Governor Linden and is lost to the
group. After abandoning your land, you still need to adjust the amount
of land you've donated to the group in order to be billed accurately.<br />
        * Land tier donated to a group is always considered active, whether or not it's currently being used to hold land.</p>

Group Roles</p>

<p> Group roles give group owners a fine degree of control over their
members' access to the group's abilities. Using group roles, a group
owner may assign different levels of privileges to groups of members.
Additionally, each group Role can be assigned its own title for members
to wear. Each group can contain up to 10 roles, including Owners.</p>

<p>    By default, all groups start with three roles:</p>

<p> * Owners: Group owners have full control over their group, and have
access to all group abilities. The Owners role cannot be deleted or
edited.<br /> * Officers: Officers have broad, but not unlimited powers
within the group. The Officers role can be deleted or edited by group
members with the appropriate abilities.<br />
* Everyone: Everyone in the group, regardless of other assigned roles,
falls into the Everyone role. This special role defines baseline
abilities for everyone in the group. </p>

<p>    Creating New Roles</p>

    To create a new group role:</p>

<p>       1. Go to Edit &gt; Groups<br />
       2. Highlight the group you want to edit, and press the Info button.<br />
       3. Go to the Members &amp; Roles tab on the Group Information window.<br />
       4. Click the Roles tab under the Members &amp; Roles tab.<br />
       5. Press the Create New Role ...  button<br />
       6. Assign abilities to the new role under the Allowed Abilities frame. </p>

<p>    Abilities</p>

<p>    Abilities define a role's level of control over group matters- land, money, membership, titles, and more. <br />
    For a complete listing of group abilities and their descriptions inworld:<br />
    Go to Edit &gt; Groups</p>

<p>       1. Highlight the group you want to edit, and press the Info button.<br />
       2. Go to the Members &amp; Roles tab on the Group Information window.<br />
       3. Click the Abilities tab under the Members &amp; Roles tab.</p>

                                 <p>I
always think expressing certain things is better than some kind of
"understanding". From the very beginning of Ecstasy Realty, I've tried
hard to strike a balance between individual freedom, "good taste" and
being a good neighbor to others. I've been very "laissez faire" or lax
about enforcing most of the Land Covenants. I have to collect rent on
time and some things are impossible to ignore or look over. Otherwise,
I try not to be a dictatorial landlord.</p>

<p>However..... if something on your sim bothers you, you really need
to contact me or an Estate Manager and say something. I may not agree
or sympathize with your particular complaint but I want to at least
listen to you. And yes, sometimes there is a real problem that needs to
be corrected. If someone has erected a high, ugly privacy wall, I want
to know about it. If someone has red ban lines up, I want to know about
this.</p>

        <![CDATA[<br /><br />Step One: Both parcels must be owned by the same person or same group. ONLY the owner of the land (the tenant in most cases) can do this procedure. If he or she cannot do it, then only Steve Mahfouz can help.<br /><br />Step Two: Right click the bare ground. You will see About Land. Click About Land. You will see Edit Terrain.<br /><br />Step Three: Click Edit Terrain<br /><br />Step Four: You will now see the Edit Terrain window. Do not click anything on this window.<br /><br />Step Five: Now hold down your left mouse button and draw a small box on the ground which joins the two (or more) parcels. It helps to have Property Lines and Land Owners on in the View menu to see exactly what you are doing.<br /><br />Step Six: Click the Join button on the Edit Terrain window.                               <p>It
occurred to me that some of you reading the Land forum don't know me
from Adam's housecat. Here's a summary about Ecstasy Realty and I:</p>

<p>I've been in SL for 22 months. I"ve owned a nightclub, 3 malls and
now Ecstasy Realty (ER). I enjoy the land biz the most. ER is my
full-time job, so I'm quite fortunate. I'm 48 years old in RL and have
a great son. I"m in the USA.</p>

<p>I'm very old school about doing the land biz. My ethics may cost me
revenue short-term, but my reputation for being a fair and ethical
businessman is worth everything. I won't ever lie to you about
anything, even if it costs me money. You have the right to ask
questions before you fork over your lindens/USD/euros. You have the
right to feel safe in spending your money that the land guy isn't going
to disappear or screw you over. IF (and that's a huge if) you ever lose
money because of me, it will be because I'm dead or in the hospital.
Otherwise, you will NEVER lose money because of me. <br /></p>

<p>When you look for my land in the Land Sales search results, you will
probably never find it on the first page. Why ? Because I think prices
per square meter below L$1 in the results are misleading. You can
barely pay your tier at L$1.2 per square meter, much less make a
profit. Prices of zero are completely misleading. </p>

<p>When you read my "ad copy", you will probably notice it's pretty
low-key in general. I'm all about "no bullshit", pardon my french. You
may not rent my land, but at least you will respect me. Imagine that,
respect being more important than money. </p>

<p>For example, if you ask me if a mixed commercial and residential sim
will have no lag, I'm going to tell you no, there will be lag. I will
try to keep it as low as possible, but that's the nature of the beast
with malls and clubs, etc.</p>

<p><br />
Who knows, I may go broke in the land biz for having my principles. But
no one will ever say I screwed them over or lied to them or misled
them. No one. You can take that statement to the bank.</p>
