Camping ban lifted on Gioia

Upon further investigation, I have decided to lift the camping ban
on Gioia. Gioia is still subject to Clause 0.3 of the Land Covenants.
0.3- CAMPING POLICY:   All forms of camping are completely forbidden on residential only sims. Camping is allowed on mixed/commercial sims. However, camping uses sim resources at a higher rate than normal. Tenants who use campers/camping are strongly advised to use this traffic tool with caution. If the lag becomes intolerable on a sim and/or if there are too many complaints from other tenants, camping will be forbidden on the sim. At the moment of the writing of this section, camping is forbidden on only 2 sims: Ecstasy and Galactica.
Sometimes a potential tenant or current tenant does not need a land parcel right away. They will use it, though, within 30 days. In these cases, Ecstasy Realty allows you to reserve a parcel with a substantial deposit on the sim parcel rent.

For example, you wish to reserve 2048 square meters for usage within the next 30 days. Normally, the rent on this parcel is L$4096 per month. Since you will not be actively using it, it's not fair to charge the full amount. However, reserving a parcel takes it off the market away from other potential tenants. Therefore, it is fair to charge a substantial percentage of that rent to reserve it, as much as you can afford to pay out of the full sim rent. Obviously, offering one linden is not adequate. A typical deposit on a space of that size is at least L$1000.

If you wish to reserve a parcel for more than 30 days, the deposit becomes much larger, because, again, you are taking the land off the market. Deposits can be refunded when you take possession and begin using the parcel, or you can simply apply the deposit to your first month's rent.

There is no need to instant message Steve Mahfouz on these matters. You simply calculate sim parcel rent by multiplying the square meters by L$2 per square meter per month (the current market rate) and then try to pay at least L$1000 out of that figure. The Estate Managers will be more than happy to assist you in these matters. Of course, all lindens, USD and Euros go directly to Steve Mahfouz and no one else.
Recently it has come to my attention that some residents of a few sims wish to change the ground textures of their sim. First, a little education: Every sim has four land elevation levels that cover the entire sim. I have asked Linden Lab if one can change the ground texture for an individual parcel, and the answer is no. If a ground texture is changed, it affects the entire sim or at least the quadrant on which it is changed. As of the date of this entry, that is the situation. At minimum, changing a ground texture affects 25% of a sim: Northwest, Northeast, Southwest and Southeast. To repeat, within those quadrants, one cannot customize ground textures per parcel. It is an all or nothing proposition.

When tenants rent with Ecstasy Realty, they expect to be treated with respect. I think, personally, a tenant has the right to his or her rented ground texture that they initially purchased. Therefore, unless 100% of tenants in a particular quadrant (NE, NW, SE, SW) want a ground texture changed, it will not be changed. I have considered this issue at length, and this is my final decision.

Tenants, please do not contact me on this issue because I will not respond to you. ALL communication must pass through Estate Managers, because 1) I trust them and 2) this is their job. If you cannot accept this policy, you are free to pursue other land rental options. I wish you and your family the best in 2008.

Per my recent website announcement, all communications about Ecstasy Realty land
must go through the Estate Managers FIRST. One of the co-Managers, either Smithers
or Gayle, will relay information to me as needed.

This policy now includes ALL BILLING MATTERS, including payment dates, number of
square meters and amount due. This is so the managers are privy to the same
information that I am. As of today, 100% of all tenant - landlord communication should
be going through an Estate Manager. The main reason for this policy is that I tend to worry
far too much about money when I am online. This new policy has eased my mind 
considerably and appears to be working well. Thank you again for your business !
